A development site totalling almost 100 acres in the Ebbw Vale Enterprise Zone has been brought to the market by leading property consultants JLL.

The Bryn Serth site, which is being sold by current owners Newbridge Construction Limited, has planning permission for a mixed-use development suitable for food and drink, leisure, business, industrial and warehousing spread over 50 acres.

It is for sale as a whole or in parts, with a total guide price of £1.5m.

Bryn Serth is one of six keys sites identified by the Ebbw Vale Enterprise Zone and is located between Ebbw Vale and the A465 Heads of the Valleys road, which is currently being upgraded to dual carriageway standards.

Chris Sutton, lead director in JLL’s Cardiff office, said: “We have experienced an increase in demand from industrial occupiers and the decision by Tenneco last year to acquire an additional 165,000 sq ft in the Heads of the Valleys is clear evidence of this demand.

"The Ebbw Vale Enterprise Zone offers enhanced capital allowances on selected sites as well as the highest level of EU Regional Assistance, making Bryn Serth well-placed to secure new development projects.”

The Enterprise Zone was established in 2011 and is focused on securing additional advanced manufacturing investment. The Zone seeks to build upon the strong legacy of existing occupiers in the area including Tenneco, Continental Teves and Yuasa Batteries. The site also has proximity to the Circuit of Wales scheme, a proposed £250m racetrack and automotive centre of excellence.

Newbridge has invested in the first phase of the site’s infrastructure with an access road and now we are able to consider selling to a developer as a whole or to take forward individual development schemes across a broad range of uses.”
