The steel frame on a new 48,149sq ft speculative warehousing/industrial unit at the 100-acre Celtic Business Park development at Llanwern has started to be erected by the UK’s leading regeneration specialist, St Modwen, which is developing the site.

Pete Davies, senior development manager for St Modwen, said: “The speculative unit we are delivering at Celtic Business Park is the first building under way at the site. It is the only unit of its size currently being built in the wider Newport area.

"The unit will be ready for occupation by the end of the year and any businesses interested in rent or purchase opportunities should contact our agents Knight Frank or JLL.”

Celtic Business Park is part of the £1bn Glan Llyn site, being developed by St Modwen, which is set to deliver 4,000 new homes and 6,000 new jobs over the next 20 years.

The site is strategically located at the gateway to South Wales linking to junction 23a of the M4, 12 miles from Cardiff and 30 miles from Bristol.

Further design and build opportunities are available to suit requirements from 20,000 – 1.25 million sq ft.
