Newport-based M4 Property Consultants has secured five long-term rentals for units in Cwmbran as a result of refurbishment programmes recommended by the company to the landlord of the buildings.

The units situated on Springvale Industrial Estate and Court Road Industrial Estate in the town and vary in size from 1,500 sq ft to 3,000 sq ft and previously only managed to attract short-term tenants at discounted rates due to the poor conditions of the premises.

Working with the asset manager of a national property company who are the landlord of both estates, Dan Smith, managing director of M4 Property Consultant’s proposed refurbishment schemes for each unit to enhance marketability by upgrading internal and external specifications appropriate for the demands of businesses looking for properties in the area.

Dan Smith said: “Although the occupancy rates on both of these estates are very high, these particular units were not attracting the desired interest from businesses seeking a long term rental contract. Whilst the landlord was happy to accept short term tenants to mitigate rates liability, units of this size are always popular and after conducting our own surveys we presented the landlords with a turnkey solution for each of the units.”

Working with local building companies over a period of eight weeks, M4 Property Consultant’s project managed the works which included external and internal repairs and refurbishment, as well as upgrades of suitable electrical installations and energy efficiency measures.

Costs to undertake the works for each of the units were carefully managed to ensure a good strong return on investment was achieved for the client.

The refurbishment programmes have breathed new life into the units and attracted strong interest from businesses.
