A former day centre in Newport close to an established park is one of some 70 lots available in the last Paul Fosh Auctions sale of the year.

The former Kensington Day Centre, on Oakland Road, in Maindee, is close to Beechwood Park and the arterial Chepstow Road.

Kristy Sawmy, of Paul Fosh Auctions, said: “The building is a substantial, single storey freehold property situated in a popular residential area of Newport. Being approximately 4,300 sq ft, it is on a site that extends to about one acre of fenced and walled grounds with parking and mature gardens.”

The property, which has a guide price of £150,000-plus, has an entrance hallway foyer reception area with counter, activity room, kitchen, storage, offices, communal room and toilets.

The building is approached by a gated entrance with metalled roads leading to the parking area.

Another substantial commercial property in the pre-Christmas sale is an iconic building at 106 & 107 Lower Dock Street, Newport.

Described as deceptively spacious period property, it is close to established commercial occupiers such as Newport City Homes, the Passport Office, Newport Magistrates Court and Asda supermarket.

The period property currently provides a ground floor dance studio with storage to the lower ground floor level which is currently let at an annual rental income of £5,244 to Dance World. The two upper floors, with five and six rooms respectively, are vacant and require refurbishment.

The total space available is some 5,737 sq ft. The property is listed with a guide price of between £90,000 and £100,000.

Keri Harding-Jones, of Paul Fosh Auctions, said: “This is a unique opportunity to purchase a landmark building on the edge of Newport city centre which is a short distance from the new Friars Walk shopping centre. The property will be of interest to owner occupiers, developers and investors.”

Further commercial buildings up for sale at the auction are Ringwood House and The Helyg Centre at Dents Hill in Newport. The site is accessed from Dents Hill but has frontage on to Ringland Circle.

The large, two storey, detached properties are located on the edge of the residential Bishpool Estate to the east side of the city. Set in a site of circa 1.25 acres the total area of the two properties comes to some 13,820 sq ft.

Ringwood House, the property at the front, has previously been used as a day care centre. The property has 60 individual rooms with offices, reception area and conservatory. Helyg House, which also has some sixty rooms, has until recently been used as offices and ancillary accommodation for a local service provider.

The properties are located in an area of established housing and have a combined guide price of £250,000-plus.

A town centre retail unit at 27 High Street, Bargoed, offers a total of 2,842 sq ft of retail and storage space across two floors.

The property, which has a guide price of £80,000-plus, is located in a prominent position in the main retail area of Bargoed town centre. To be sold with vacant possession the property is in close proximity to retailers such as Spar, Dorothy Perkins and Peacocks.

The ground floor is mainly an open plan retail area while the first floor provides storage, office space and WC facilities. The rear yard provides a loading and parking area
