Situation and Description

This lovely property is well situated on a no-through lane, with a collection of other individual properties, and just a short drive from the thriving and popular village of Sutton St Nicholas. The village has a modern primary school, a church, public house and village hall with further amenities at Marden, Bodenham and Withington. Extensive facilities are available at the cathedral city of Hereford, which lies to the south (4 miles), and these include a large array of shops, leisure facilities, and road and rail links to other parts of the country.

The house itself offers very attractive living accommodation throughout which has been beautifully maintained by the existing owners. It retains a period feel, with many original features, whilst seamlessly connecting to a modern extension to the rear. In our view, there is still scope for further extension, if required and subject to approval, with a small attached barn to the front of the property offering scope for a variety of uses. The gardens and grounds have been impeccably tended and include extensive parking, purpose built stables, field shelter

and two small paddocks.

On arrival, a front door opens to a welcoming reception hall with lots of character including an inset former bread oven, exposed timbering and exposed stone and brickwork, there is a useful cloakroom and a central, good sized sitting room with a wonderful inglenook fireplace with inset wood burner and access through to a separate dining room, ideal for entertaining. The snug/study creates a space away from the main hub of the house and an ideal area to work or study. The kitchen/breakfast room lies to the rear, with views over the gardens and land, and is well fitted with an oak kitchen and wooden working surfaces, with many built in appliances. The kitchen is supported by a good sized utility room and a side entrance porch/boot area.

From the main entrance hall, a staircase leads to the first floor landing/study area, with exposed timbers and doors to the master bedroom with a vaulted ceiling, exposed timbering and door to en suite bathroom which is a good size with bath and shower cubicle and walk-in wardrobe. There are two further double bedrooms and a single bedroom, all supported by a family bathroom.

Outside, the property is approached by a tarmac driveway, through double wooden gates, to an extensive parking and turning space. This in turn leads to a detached double garage 18ft 3 x 18ft 3 with light, power and a rear storage room. The gardens form a particular feature of Waterways and are south facing and laid predominately to lawn. They are interspersed with a variety of shrubs and plants and subdivided by a small meandering stream with footbridge. To the rear there is a very attractive pond, with a central fountain, and a large gazebo with decking area, ideal for evening bbqs. The driveway continues around to the rear of the property and to the stable block with 2 lose boxes 13ft 6 x 13ft 6, a tack room, hot and cold water, power and coral to the front. The land lies a short distance away and is divided into two enclosures and, with the gardens, the total extends to 2.49 of an acre. *There is a further 2 acres available, by separate negotiation.
