Mamhilad Park Estate, which has an enviable reputation as a perfect location for established businesses, charities and organisations, is now targeting an even more, varied custom.

The estate, on the outskirts of Pontypool, is home to some 150 occupiers and has seen employment numbers rise steadily over the past three years to now stand at 1,600.

It is the location and unrivalled communication links which has allowed the latest successful diversification at the park.

Mamhilad Park Estate owners Johnsey Estates and users of the park are reaping the rewards of cutting edge, innovative thinking for ongoing use of the park’s unique variety of space.

A caravan storage facility, established using previously vacant land to the north of the park, is now completely full with a waiting list of potential occupiers eager to snap up space.

James Crawford, chief executive officer of Johnsey Estates, said: “We did initial exploration into what to offer caravan owners, realised that there was a ready market if we provided the correct product and our research has paid dividends.

“The park is now full with a list of people waiting to take space when anything becomes available; which is both remarkable and very pleasing.”

Johnsey Estates invested significantly to create the bespoke caravan park which has secured a Caravan Storage Site Owners Association (CaSSOA) Gold Award for the standard of its facilities.

CaSSOA awards three levels of security - gold, silver and bronze - based on a number of features including CCTV, entry points, perimeter fencing and alarm systems. Storage at a CaSSOA gold site can help reduce insurance premiums for owners.

John and Pam Gibbon, who live near Pontypool, find the caravan park a safe and secure place to store their motor home.

The couple said: “We use the storage space simply because we do not have space on our drive or in our garden. We have been using Mamhilad Caravan Storage for almost two years now and it gives us peace of mind knowing that our motor home is being kept in a secure compound. The access is easy in and out. The cost we pay gives us the peace of mind.”

A further successful recent innovation at the park has been the provision of the Mamhilad Self Storage facility.

A total of 26, 20ft by 8ft containers have been located in a vacant covered former industrial space on the park. Of the first batch only one is now unlet after less than three months.

James said: “Our self storage proposition has also proved a great success very quickly. We now have more storage units on order which will be joining the existing number very soon, as we expand this part of our business.

“The units, which cost a flat £100 a month to rent, are in a self-contained area in an indoor unit offering some 20,000 sq ft of flat space offering easy access and secured by roller shutter doors.

“The provision we offer is 24/7 access, roller shutter door entry and exit, CCTV site security and sensor LED lighting. The self-storage initiative fits in with our strategy of maximising value from our property assets. It’s a natural extension and comes hot on the heels of the success of our caravan storage operation.”

Marty Jones, owner and managing director of MJ Events Security, was the first business to take space in the storage units.

Marty, who manages major events and gatherings throughout the UK, said: “We’ve taken two units for the business. We were the first to sign up when they first arrived on site. We use the storage to keep clothing and equipment that is used as part of our events business. The storage units being on site has proved to be a real bonus for us as we have quite a lot of equipment we need to store.”

A third innovation for the entrepreneurial business park is the provision of fuss-free flexi offices.

James said: “We identified a need for people who wanted the flexi option without a long term commitment. We provide any kind of business with a simple office which is part of a bigger complex. The flexi office user is part of the bigger business community and able to take advantage of the fantastic surroundings and facilities we have here at Mamhilad.

“The provision, which includes an all-in price excluding fibre internet connection, is aimed at the one-person business to the 10-20 person office requirement. We currently have more than 90 per cent occupancy and are now considering the next phase roll out.”

The Mamhilad Flexi Offices are now home to businesses as varied as finance, health and safety, mortgage advisers, property, events, contractors, builders, finance, photography, sports therapy and security companies.
